Infrared Inspection
With this infrared technology, we are able to investigate the behind-the-scenes workings of your building more clearly. These cameras enable us to see what is happening behind the drywall; be it missing insulation or the start of a water leak.
Lead Base Paint Test
Although a lot less common, we do run into lead based paint. We will use our lab wipes to test areas around the home to pick up trace amounts of lead paint. *If you are planning to do large home remodel, we recommend sending paint chip samples to a lab. Since we do not damage or alter buildings during inspections, paint chips are not samples we can obtain and further testing is needed than what we can supply.
Drone Inspection/Photos
If the roof is made of materials that are easily broken or too dangerous to walk on, we will use drones to inspect the home when possible. If you would like aerial photos of your property/home, we can do that too.
Sprinkler Inspection
During warmer months when sprinkler systems are active, we can test all sprinkler zones and check the valve boxes for leaks or any sections that are not functioning.
Home Inspection
A home inspection is an objective visual analysis of a home’s structure and major systems (i.e roof, HVAC, plumbing, electrical, structural). An inspection will determine problems or conditions that exist at the time of the inspection, including areas of a home that are not performing properly, as well as unsafe items or those beyond their useful life. If problems or symptoms are found, the inspector may recommend further evaluation. A detailed report of your inspection will alert you to present building conditions and recommended actions to be taken.
Radon Testing
Radon is an odorless gas that comes from the ground. You cannot see, taste, or smell this gas, but it is the second leading cause of cancer in the United States. We leave our radon testing device in the building for at least 48 hours to get a quick, accurate sample of detected radon levels is in the building. Sewer Scope (with our licensed partner)
With our partnership with Roto Rooter, you will receive the best opinion regarding the health of your sewer lines. They will send a camera down the sewer line to assess the health of the drainlines. If there are any causes for concern they will let us know, as well as what needs to be done and what it will cost to fix it.
Air Quality Test/Mold Test
We test visible mold and have it analyzed to determine the type of mold present in the house. Visible mold can be found in bathrooms, kitchens, and sometimes on wallpapers, baseboards, or drywall.​
Other molds are not so obvious. Mold can grow in areas you cannot see, such as the duct work of the heating/cooling system or behind walls due to a roof, basement, or plumbing leak. In this case, the only way to know if mold spores are present is for Accurate Property Inspection to test by collecting air quality samples.
Stucco Inspection
Tim is one of the very few certified stucco inspectors in Colorado. Stucco siding is a great material for protecting homes from the weather, but if not properly maintained can cause costly repair bills. We are able to detect moisture behind the stucco and identify areas that can become damaged due to improper installation and maintenance.
Gas Line Leak Test
We will use our gas detectors to check every visible gas line, in addition to turning off all gas appliances and monitoring the gas meter for any irregularities.
